James Hardie Warehouse and OfficeRutland Avenue (Corner Briggs Street), Welshpool - Completed 2009

As part of the rationalisation of their Perth operations, the tenant for this project required a facility consisting of storage and administration on a portion of the site of what was their Western Australian manufacturing plant, in Rutland Avenue, Carlisle.

 

The brief called for 6,000m2 of warehouse, under a truss height of 9.5m, 3,500m2 of hardstand and 400m2 of office over two levels. As the 1.2ha site had a fall of 10m, the decision was made to utilise an area of existing hardstand to minimise civil works.

 

The resulting facility is striking in appearance, strongly addressing the corner of Rutland Avenue and Briggs Street. The office utilises the tenants own products in an expressive façade , the sunshade providing a highly articulated element.
