Northam Village SquareCnr Wellington & Gairdner Streets - Completed 2017

The recently completed ‘Village Square’ in Northam is the new retail centre of this wheatbelt town. The 7000m2 of tenancies, including major retail operators and specialised tenancies is the first of its kind in the greater Northam area. The once derelict site, which used to be home to the Northam Hospital has undergone a major redevelopment to become a vibrant retail hub, buzzing with activity.


Significant quantities of the former concrete framed brick clad hospital building were able to be recycled for the purpose of carparking road base and thorough planning was key in minimising the need for bulk excavation due to unfavourable subterranean conditions. Site conditions, together with clearly defined, specific tenant briefs, were among the challenges seeking resolution.


A contemporary design aesthetic supporting functionality, structural efficiency and the need to meet the exacting tenant briefs was the developer’s project brief. The use of a colour co-ordinated paint finish to tilt up concrete wall panels, iridescent pre-finished insulated wall panels and timber veneer linings to the soffit of cantilevered awnings introduced by the Oldfield Knott team enabled the client’s brief to be resolved without jeopardising budgetary parameters.
